1. Have a list of potential investors already lined up.
2. Get the property under contract below market value with a large enough spread so that the next investor is interested.
3. Include my assignment clause in the contract and also giving me enough time to find a buyer.
4. Find a buyer, discuss my fee and have them sign the assignment form.
5. Inform the seller of how the closing will occur so that he/she is not alarmed when the new buyer shows up.
