I too would love to see some info on this subject. I have found 4 acres of wetlands for sale in the city limits across the street from a vacant waterfront lot i already own. Ive been told by the realtor that ADEM and the COR will let you fill 1/10th of an acre to build on. But if you build pile houses and bridges over wetlands for driveways they will work with you. What you heard is what I have always heard, but Cedar Key like everything else in North Central Florida is growing, & the prices are along with it.
I live in Newberry, about 40 miles away & can remember going to Cedar Key to get fresh oysters when I was a kid, & the town was much less than it is now, or coarse that was before the arts & seafood festivals started.
Jump in there the prices will not be going down.
The area has a rich history, & there was a major seaport there up til the civil war era, Eberhardt-Faber had a pencil factory on Atsena-Otie key which is west of the city docks. Some of the buildings in town were built there & later floated across the bay to the "big island" after a hurricane destroyed most everything else there.
We live in Florida.
thanks a lot.
