Interesting Financing Possible?

I am looking at a 4.7 M 109 unit apt complex. 2.8M of this amount must be assumed. What are my options? Is it possible to get a loan that will take me up to the 95% CLTV and then use cross collateralization for the remaining amount? I have only 12 units that I manage now with about 220k in equity.

Also is it possible to use a real estate commission as part of down payment or closing costs?
