Great Corner Piece, but Need Land Behind It

I am currently in control of a commercial piece of property on a very busy corner. Problem is, it is rather small (1/3 acre). The two interior pieces on each side are much bigger and owned by the same person. There are currently two apartment buildings on his property with many vacancies. I have contacted him about his piece and he is not ready to sell. Can I get an option on this property and how does that work? If I can put the whole piece together it would give me 1.5 acres on a busy corner with lake front property in the rear. Too good to be true?

I can not say this strong enough DO NOT START ANYTHING UNTIL THE INSURANCE CO. AGREES. If you do they will not pay. I am a former insurance consultant and have fought with the ins co for yrs. There are allot of items that you can get covered that are not even in your policy if you know how to demand
these items. Never accept the first offer it is not the best offer. Take several bids to confirm the estimate from the insurer before accepting their offer. If you find more damage after you start the remodel go back and file a supplement to your claim for more money. If you have one bathroom and it needs repaired or if the kitchen is out of commission ask for and demand a temporary residence. If you have a home office that is unable to be used for work ask for and demand a temporary office ect. Good Luck,
