Would you ever present an offer, contract or otherwise, directly to the seller instead of going through a broker? I what circumstances is this usually done?

Would you go the same route if you were presenting an option or contract for a commercial property?
ed: good point... i gotta include that "Buyer reserves the right to personally present offer to purchase property to seller" in my LOI
By the way... anybody have any recommendations for books on negotiations? One that applies particularly to real estate, if such exists.
