ooh i see..... In that case i guess how much time will you give yourself in the contract to flip will determine what wholesale price should be to try and sell it for. Sounds like from what you are saying this guy doesnt have very long to give you in a contract. The less you try and sell for, the faster and better chance of selling you will have. What if it doesnt flip?
Here in FL it wont be a problem (buesiness wise) if he should pass, the estate will g directly to his wife. I seriously doubt I wont be able to sell it, I ve already gotton one offer and its in a very nice part of town, plus, land in city limits is scarce to say the least. Thanks, Tim

If it is worth 30K why is he selling through a realtor for 15K how are you going to resell? or assign for more than you paid??
