Arkansas Deliquent Taxes

I am looking at some deliquent tax parcels in Arkansas. The parcels are adjacent to each other and probably none of the parcels have any value unless you get all or most of them. For this reason no-one has purchased any of the tax deeds at any past auctions so there are outstanding taxes going back to 1987.

What is the Arkansas proceedure in a case like this?

    Find out who's in charge and make them a lowball offer on the whole works. They might have to run it past the county board or whoever, though, first. Point out what they should know, that this way they could get this tired old inventory off of their books and back on the tax rolls, into a productive--or at least paying--status and use. Toss in any other reasons you can find--title problems, crime in the area, whatever--that can make them worth less than they are asking.

    Be sure to visit the parcels and research them first, to make sure there aren't unfixable title flaws that preclude your purposes, and/or other reasons that other investors have passed them up. You'll probably only get the equivalent of a Quit Claim Deed, so you get title problems as part of the deal. Even though it's been 17 years, there still could be outstanding issues. This may be why others have passed, but that doens' t necessarily mean you should give up. Look further, find out what it would take to make it work.

    Probably you best move will be to forget it.

    All properties owned by the state because of delinquent property taxes are transfered to the Arkansas Land(s) Commission, in Little Rock. The have a form to make an offer.

    However, I have heard that they hold some properties you should never buy. Look for other liens on the property. Check local real estate salespeople. Especially check for property owner's association liens.

    If the properties have been held as long as you indicate, that tells me that these are not a good deal. After all, there are many people who work those lists.
