Are You Hiring GC To Do The Rehabs Or Doing It Yourself?
Just wondering are you rehabbers doing the majority of the work on your own to save money or are you hiring contractors do to all the work?
If you are doing the work yourselves, where did you learn how to do the handywork? Books? Videos? School?
Check with local government. Here we need to have a GC do anything that needs a permit (i.e. drywall, demo, structural, etc). I worked as a carpenter for 8 years before rehabbing properties on my own.
You will learn what you put your focus and attention on. So, if you spend your day tearing out walls and swinging a hammer, that is what you will learn.
What if you spend your day reading these forums, making offers, networking, sending out marketing...?
You can use a GC if want but you should know a little about doing the work yourself so you know when you are getting a fair price and know when you are being taken advantage of.
I started out in plumbing trade for 5-6 years,then went to work for a property management firm for almost 5 years,while at that property management firm,I was a in charge of all the turn keys and rehabbs the owners bought as their investment properties, and day to day maintenace issues with 800 rentals,that firm was very cheap with most of their help,so they went through a lot of employees,while being short handed I learned the ins and outs of most trades,hands on,it would not get done if I did not do it,and most of it is trial and error and learn from your mistakes.
I made the pludge and went out on my own in march of this year,I and by no means getting rich,but I donot regeret it one bit,by this time next year I hope to be buying my own rehabs and selling them,I also really enjoy a challege,and taking a old run down house and making look new again is rewarding in its own way,plus I donot miss that time clock.
