Are There Really Any Good Attorneys?

I'm in Tx in a little town called Baytown right outside Houston....could anyone from this area point me in the direction of a really good Real Estate Attorney who KNOWS what sub-to is????......what about a good Real Estate agent that you're working with AS WELL as a good title company who deals with investors and is familiar and deals with double-closings......I'm new at this and would appreciate any help you guys and gals might have to offer.....thanks in advance...R.E.B. rolleyes

    you have to search alot to find a good team.. whether that be CPA, ATTY, RE Broker, whatever.

    I got handed of to a sr associate my a sr partner.

    I have having a very difficult time working with him and am shopping a new RE atty.

    One of the great things about California other then the variety of Governor Types we get. Is the system of closing deals in an Escrow which is of course a company that is a stake holder. A neutral place that takes instructions from all parties and does all that is required to effect a proper closing of a sale of Real Estate. It of course removes the need for an Attorney.

    Years ago Attorneys used to do the title searches and the closing. The errors were of course enormous and subject to the little things that motivate people. Of course being attornies they laid off a lot of this work and bit by bit the court house hanger ons took over the tasks and now serviced the attornies. Oh god we needed a title company that could issue an insurance policy insuring the title. This is what we now have.

    The only real time an attorney intrudes is when there is a legal problem. Like a fight among heirs or a bad transaction and someone wants out or wants someone to perform.

    The normal attorney does many www.tasks.There are a few who specialize in
    Real Estate, but they usualy end up turning into Investors. My attorney asked for part of a deal instead of a fee. I did. Now guess who owns the units? Right on the attorney's ex wife. He had a really sticky divorce.

    I have about five I could list with you but they are all down here in LaLa land.

    The reputation around these parts, are that they are your basic deal buster.

    Yes I did go to law school. I do not practice now nor will I ever. I do not allow my daughters to date attornies. Or for that matter Actors Agents. Needless to say none of my daughters pay any attention to me. One is getting ready to enter law school. I have suggested an alternate solution, a Nunnery.
