Are Any Of The Online Foreclosure Listings A Good Idea?
I have noticed some online subscription-based products available, that allow you to search foreclosure listings by city, county, zipcode, etc. Are these worth the $20 - $40 per month for the subscription? Once this data makes it into the hands of these online vendors, is it already too late, i.e. have the really good deals already been bought?
I am still hunting for my first deal, and plan to pay cash with a 5- or 10-day close (which I would imagine would give me an advantage, but I have to find a deal that is not already under contract!). I am also looking at local real-estate agents specializing in REO's, but it seems their listings are put under contract the day they are listed (or the day before). I have noticed the same thing with MLS searches ... once the REOs show up in MLS, it seems like it's too late.
Any ideas or comments would be welcome!
You know honestly I used foreclosurefreesearch.com (it's not fre by the way) and as far as I can tell, I get better REO leads from the realtor than of fthere. Now I am at the moment a little sour on my REA but nonwithstanding I found alot of the listings had already been sold even though I was getting an alert.
My 2 Cents

A company that you really should use is one that actually uses court house runners who phisicallly go to the court house to collect the data. This way you know the accuracey of the information you are paying for. Check with www.gareia.org and in the newsletter there should be an add for a good local company of this sort. You live in an area that has one of the largest REIA clubs in the country.
