Apt Construction.
Has anyone here built small apartments for your own investing porfolio?
I am exploring the possibility of buying a 2 acres ppice of land already zoned for 32 (4 x 8 unit bldgs) multi fam units, plans available and lot cleared.
So I'm lookinig for someone who has done or is in the process of a similar project.
However all advice and instruction is welcome.

I have seen the adds for plytonium product but have not used it on any recent projects. I have used Advantech exclusively for probably the last 3 years and I can't imagine a better product. I certainly would never switch to regular plywood or OSB, that is for sure. I am happy with Advantech and unless it is a lot cheaper but same quality as Adavantech, I am not inclined to use plytanium. If you end up using it, let me know what you think of it.
Advantec is running about $25.00 a sheet....compared to $17.50 for the plytainium. Thats about a $500.00 savings on the next house Im putting up this month.
I was hoping some of the other builders here may have tried out this product and be able to give some feedback on it before I place my order this week.
I agree with you about the regular ply or osb....especially on projects that are suseptible to prolong exposure to bad weather.

Great educational resource and I am sure there are guys there that have used plytanium! Let me know if you end up using it what you think of it!
I have used Plytanium and find it to be a substandard product. Nearly 1 of every 4 sheets is warped or has huge voids/knots.
AdvanTech is the way to go.

As a builder and rough framer, I have seen some of the builders around here use regular OSB and then seal it as soon as it is laid. It seems to work and I haven't heard them complain. Just a thought

I have heard of a few people sealing the regular OSB however I would think unless they get the edges sealed real good, you could still have problems, albeit not at bad as regular plywood.
The advantec is definitly denser..............I have had my compressor kicked up to 130 psi and still find myself hammering the nail in.........at least when applying it to I-joist.
I just picked up a recent contractor price list from my local supplier................while Advan has not dropped back to the $17.00 range I use to pay.............some of the other material has dropped that I will go with that advantec.
Still would appreciate any feedback on the plytainium.....especially you guys up north that are use to the more adversed wx conditions.
