Approaching A Homeowner In Pre-forecloure

What is the best thing to say when you are approaching a home owner in pre-foreclosure status for the first time. Is it better to be upfront and to the point or is it better to approach them with a solution?

    I like to say something like:

    Hi, my name is cpifer and I can buy you out on the cheap and close in 7 days.

    OR

    Hi, my name is cpifer and I would like to have the opportunity to see if we can find a way save your home if that is what you would like to do?

    PIck one, take an aspirin, drink plenty of scotch and call me in the morning.

    What I come across is that they are already getting a lot of calls. What do you say to either make them stay on the phone or call you back. How do you stand out if everybody else is offering the same thing?

    I knock on their doors, and talk to them face to face....looking for houses with $30K equity or more, in areas where I want to buy.
