Application Rejection

How much detail do you have to provide a prospective tenant when rejecting their apartment rental application?
The reasons for this rejection are low wages, new job, credit questions and major move up from current rental payment with no increased income. The bottom line is that I do not think they can afford it.

I would rather not get into a detailed discussion with the person over my reasons if I do not have to.

Any assistance would be appreciated

    I don't know the 'right' answer but here's what I did. the ones I rejected due to their credit (22 & 29 lates in the credit bureau within the past 6 months) just got the form letter indicating rejected due in part to what was found in the credit bureau (this is their form letter that it spits out for me). the others just got a letter that said 'your application has not been accepted'. I gave no explaination at all,

    Here's a copy of rejection letter that we use after looking at application and credit report. (We use Mr. Landlord to pull credit reports) I'll see if Joel can put a copy in "freebie" section.
