Apartment Office
Greetings,
I am in the process of purchasing a 32 unit complex. Up until now we have only dealt with SFH. There is no office in this complex and my husband and I will continue to work our jobs as we manage the property. I was wondering how some of you handle this, whether or not you feel that you need to maintain a physical office and how you work around it.

Get a Po box and have them send the payments there via money orders. YOu can either hire a handyman and him him live there if it is an older building constantly needing repairs or if it is a newer building you get a phone # meant for tenants.
An onsite office is really dependent on amounts or repair and hassle that usually come with older buildings. IMHO
So if I have to pay an electrician to remove and replace the fixtures that I re-purchase, that cost would go against the sec deposit too, right?
Do not do anything against the security deposit. Resolve the theft issue now instead of trying to do so later when they move as I am sure by then it will be he said/she said even with proof. Write them a letter and send it certified mail. Put the certified mail item number in the letter and keep a copy and the receipt.
Make sure you also discuss it with the tenant. Get them to pay the difference between the 2 fixtures and both of you sign something acknowledging that the fixtures are yours.
Jeez, we can see the writing on the wall here. Even if they are not "accepting" certified letters still send them one and also send them one via snail mail AND post one on their door. Cover your bases for keeping some of their security deposit.

I would run the same criteria for them as any other tenant. Doing otherwise can cause you significant legal problems down the road.

How are they going to pay for the rent? Where is their income coming from?
My personal experience with Puerto Ricans has been very, very positive. My tenants are clean, pay on time, fix repairs themselves and I love them. But that could just be my experience.
