Apartment Building Owners

Hi All,

I was wondering what's the best way to market to apartment buildings owners. I started yesterday reading William Neckerson's "How I turned $1,000 into 5 million in my spare time", and I was surprised to find out that he was simply finding the apartment buildings he bought through newspaper ads and listings with brokers.

I would imagine that running one's own ads, such as "I buy apartment buildings" or so would lead to more motivated sellers and better bargains.

Anybody knows of any effective ways to market to find motivated apartment building owners ?

    In my area we have a property search engine service tat a cost of $60/mon that allows us to look at the history of any property but also allows us to do a marketing search by very detailed criteria. I am in the process of using a list I created of non owner occupied properties with 6 plus units and what I consider to be low assessed values or last sales dates more than five years old. My approach is going for tired landlords, retirees, etc. My marketing literature leaves the opening of potential equity partcipation and continued equity growth without the hassles. The main objective being to get a face to face meetings and give me a chance at convincing them to sell or lease

    Hello Tbarber

    Just curious to find out what is the $60/month search engine you use to find property detail. I use my favorite title companies web site but its lame, hardly no info. I am not a real estate agent and there goes my opportunity to find comparables off the MLS.
