fix up a house.

What time frame can I expect for 10,000 in cosemtic repairs?

If I were to do the repairs myself, what paper work would I need to have?

What areas are best to put more money into than others (carpet, painting, landscaping, bathrooms, ......)??

Looking to fix up first house and unsure about these things.

Any help would be greatly appreciated..

    The answer to most of your questions is: It depends. Where is the house? What type of work does it need? What is the FMV range and what is your budget? I can give you some good referrals, but I need more details, since I don't want to waste the time of very reliable and conscientious contractors.

    Wait, there's reliable and conscientous contractors somewhere in the city of Atlanta? I haven't found one yet!!! They ALL suck. My latest one was supposed to've taken 30 days, and it's not finished YET. (complete rehab)

    But to answer at least part of your question, keep receipts, and proof of improvements, be it pictures, whatever. What are you going to DO with the house? To sell it, you need to put more money in the kitchen, bath, and for curb appeal, which means outside of house. Rental? Clean and neat.

    What would be some good questions to ask when trying to find the right contractor?

    Few that I was thinking of:
    - How many projects are you currently working on?
    - How long have you been fixing houses up?
    - Any references to verify quality of the house?
    - Do you fix houses up to rent or sell?
    - How long do most of your average (10,000) fixer uppers take?

    Are these the questions I need to be asking?
    If not, then what other kind of information should I be trying to obtain, to make sure I get a good contractor?
