Odds are against it. The people making a living are either:

    1) Selling a course, seminar or information

    2) Very dedicated, past the near term. It is a business, just like investing, and has to be treated as such.

If your going to make it, it takes time and money and effort. I would wager most bird dogs are flashes in the pan, it takes a special kind of person to wade through the so called "barriers of entry" to make it big. That doesnt mean it cant be a nice little supplement on the side, but know that if you classify it as such, to adjust your expectations.

    Just my few cents.

    what the heck is birddogging?

i don't think anyone can make a living birddogging, bding is only a means to an end, a stepping stone even. I've birddogged a few deals and know i'm into flipping and possibly taking on some deals my own.....

birddogging is only meant to get you in the game, show off what you're made of and your tenacity and integrity or lack thereof

If you have a hunch birdogging would be good for you try it! The thing about REI world is to jump in and start somewhere. Birdogging works for me because it provides the experience I need to eventually do full REI but how do you learn this with out dealing with people who are more experienced than you. Plus, the money can be good if your in a state that has hefty prices for real estate like Massachusetts!

Bird dogging is on the job training. It like a paid internship. Not too successful investors are going take you under their wing and show you in the ins and outs of what they do. Now, if you bring them a deal or two, and they can make money, they are more apt to trust you and let you learn while you earn. There is no free lunch, bird dogging gets you into the game and lets you get some money (albeit not enough to retire on) for your efforts. Plain and simple.

Bird-dogger do not make a living. They all have fulltime jobs doing other stuff and they do this on the side to earn some money. I know ones that make 5k-10k a year doing this and they have learned a lot.

Most of the bird-dogs I have worked with are doing it for learning the business which is the essential part of the RE. Anyone wanting to get into this business must try this for at least six month to a year.

I myself did for some time before I could get on my feet.

how do you find these investors? null

  • peoria18th July, 2003

    rjc,

Where do you live.? Go to the top of this site and click on the "groups" tab.
Check out your state and see if you have an REI club within 100 miles of your city. A great place to find investors.
You can also place an ad in your Sunday paper letting folks know you would like to be a birddog.
Or just buy the ebook from John Locke on birddogging from the top of this site under the "shop" tab and you will get ideas on how to find investors in your area.

    Good luck.
