Anyone Know CHEAP Advertising That Works
Hello and thanks for any responses in advance.
I recently received my RE license and need to get the word out, problem is, Im broke. Im using my brokers tools for everything, but cant afford to do much but phone calls and door to door (my shoes are a faded black too ).
Does any1 know good cheap ways to advertise as an agent?
to give a sense of what im saying. lets say my budget is $50 a month and I would like 5-10 warm leads from it.

you are already doing the cheapest form of advertising and possibly the most affective. I am no agent, but i do my own advertising for my investing career and its not cheap or easy. Real Estate brings this huge misconception to people that its a get rich quick and easy sceme. In reality, it takes time and is very difficult. I think that goes for being an agent as well because i know my agent works very hard and make a lot of cold calls for her listings ( thats how she got me ). I am no expert but i have done a decent amount of deals and have found my self working a lot harder than i expected.
I have to agree with the last poster.... Word of mouth is absolutely a great way to get the word out. I have a friend that is a RE agent and when she started ,it was by referral and word of mouth and she ended up being a top producer in her office her first year. As a matter of fact, she has been in the business less than 3 years and had her first million dollar house sale. By the time she did that, she was on her own and made the entire commission for herself! She just hustles, passes out her card and asks for referrals. It is amazing how well she is doing. Go to www.mikeferry.com download the cold call script for FSBO, expired and plain Colds, learn them, practice them and start calling.. Cold calling allowed me to put 119 Sellers under contract my first year. I would call 2 hours a day or until i made an appointment.. Do the same thing..
RE is all about sales, if you wait for the telephone to ring you will loose. Most of the productive people in your office cold call.
you can try making tear-off tag flyers and going around to gas stations to ask the *owner* if you can put those flyers up on the posts next to the gas pumps. Many will say no, but 3-5 will get you a few more calls a week.
Oh yea, try to make it to where you can easily checkup on those flyers via a convenient route to see if they stay up and if they get snatched down, cause that will happen from time to time. try checking twice a week unless a you trust a station that wont be attracting the competition.

well i started a website with www.1and1.co and it is only 4.99 for 12 pages and it works. i have advertised it for free at sperling best places, and even though it has been up for about 6 days it has gotten over 40 visitors, (might be the catchy name). 2morrow i will be going out to a local neighborhood with a flyer that says Congrats your house has jumped in value, with a free appraisal "coupon", door to door. I really hope the door to door pays off in a month or so
