Anyone Flipping In Palm Springs/Palm Desert?

What techniques are working for you?
I would like to get information on Pre-Foreclosures, Fixers, etc. I can get 65%LTV funding but need to know how to structure the other 20% or so if the seller can't take back a second? Any ideas?

    Well, find a property that is prices at 65% or better than the value, then You'll be all set.
