i have had the same problems. keep in mind that although they are required to post it on the mls, a lot of these are inside deals that no one in the public realm has realistic chances of getting. in my area, there is a lot of underhanded side deals and bribery going on. i have all but given up wasting my time checking places out because no matter what i bid, i never get anything.
no matter what the mls says about special addendums. go see the property as soon as possible and fax in an offer on a regular as-is contract along with your pre-qual or proof of funds. Make the offer strong with little inspection period.
this way, if there are more than one offer, you should be notified by the listing agent that there is multiple offers and that you need to bring your "Best and final" offer by a certain time.
That is what ALL of our banks require us to do here in Tampa. One thing you can do is just let the agent have both sides of the commission if you are looking to buy for yourself. Many agents in Tampa have started to do that because most agents are not fair and balanced when submitting offers. Just call the listing agent and tell them "I would like to be put on your investor contact list" then tell them how you buy and what you like to buy.
Thanks for the input. I suspect a lot of these sales are "inside jobs" also. It is just not feasable for a property to be under contract 3 minutes after the general public even knows its listed. There should be a law against this practice. I will keep looking. Sooner or later even a blind squirrel finds a nut. Thanks again.
