Any Ideas
Working on Foreclosure deal. Bank wanted $50K got property for $40K. Had alender lined up for the forty, appraisal came in at $53K with 2000.00 needed for repairs. Lender now won't do the deal until repairs are made. How and why would I make repairs on house i don't own????
what kind of repairs are they?
is it a roof or foundation? something critical? something that could damage the rest of the home?
If not, i would find a new lender...thats crazy.
Bath room wall damage where owner ran water and waste to utility room for washer and dryer. Typical fixer upper needs paint and carpet. Looking at Alt. lenders now. Thank you for response.
Up the loan for $42k, since it appraised at 53, have a contractor do the work with the permission of the owner, they can file a materialman's lien and get paid out of closing in exchange for a release. Now just find a willing contractor.
Good news is iam State Certified General Contractor. I was thinking along those lines good to know I wasn't far off the mark.
