Any Free Foreclosure Lists Out There

I was just wondering if anyone knew of any TRUE free foreclosure lists or websites that you can search on?

    check your local courthouse and see if they post online

    any list that you get will cost. Unless you compile a list yourself. Which will still cost you time.

    Call your Court Clerk and they will mail out a current list to you

    In my area, the free lists are worthless.

    I pay $1200/year each for 2 competing lists and it is money very well spent. By checking one against the other, I minimize "mistakes" like bidding on one house and actually buying another.

    Also, I get a couple of weeks advance notice of the sale which gives me plenty of time to properly research the deal.

    if you are in Chicago area, there are some public libraries that subscribe to one foreclosure listing service (it also has property transfer info, new business and BK info).

    what makes a good reliable foreclosure list service?

    do they have employees scan the clerk office daily for new listings and update their database?

    what questions should an investor ask a prospective foreclosure listing service to get the best information possible?

    It is a estimate of what the HUD-1 will look like when you go to settlement on this short sale purchase. The lender wants to see how much the seller will get after the short sale.

    The Preliminary (or estimated) HUD1 settlement statement will project all disbursements from the proposed transaction.... how much would be paid to lienholders including mortgagees, judgment creditors, taxes, realtor fees, etc.

    Typically, the Seller should be shown to receive zero proceeds.

    I use www.Easyhud.com Its quick simple and have never had lender even question my HUD -1
