Any Deals In Burbank Or Glendale CA??
This is for Lucius or any of you Cali Guys. I know that these areas are quite high priced compared to San Antonio, but I have a relative in Glendale looking for a home. He is looking in the 300k range. I know that does not buy much over there. Has anyone seen any properties at 10 or even 20% below mkt in the area?
I have told him to join LAREIC or some other group out there but he seems to be too busy. Any Pre-Foreclosures in the area??

how do you qualify pre-foreclosures? I might have a few leads if you can be more specific.

A pre-foreclosure is a property that has an owner who is in default of his mortgage and the lender has given public notice that the property will be foreclosed. The property has not gone to auction YET, but will in the next few weeks or months (I dont know the CA laws on foreclosure).
It is this limbo time that good deals can be found if you can contact the owner with enough time before the sale.
if your relative is willing to invest some time and money, he could subscribe to a company that lists like 50 a day. I am not sure if I can mention the sight, but I can say they do county records research . com can't I. 100 per month and he will have more info than the matrix. He can get a deal below value and save fees...oh, he can even get a month free, which shoul be enough time...just remembered that.

Only thing you have to watch is on the lower lines after full descriptions is a listing of items on title, check the dates, some of them may have been paid off and the missed the Full Reconvayance. but you are on notice.
