Any Atlanta Area Investors?
I am considering moving to Atlanta and have started to research local market conditions and neighborhoods. In regards to rehabs and wholesaling, what are the best areas to work? Which areas possess the most potential? Any info would be appreciated!
I am an investor/agent in the ATL and I can tell you you're making a wise decision to relocate to this area. I work mainly in the city of Atlanta, Clayton and South Fulton areas. However, any metro county is full of pre-forclosures, forclosures and HUD owned properties. I can give you more info if you like.
Atlanta has every possible type of property you can want. Inexpensive areas that are/will improve, most on the south and west sides of downtown (Reynoldstown, Mechanicsville, East Point, West Midtown. High-end properties intown in mature neighborhoods (Ansley, Morningside, Brookhaven). And lots and lots of suburbs and exburbs outside the perimeter (the highway that circles the city). Atlanta is the only major city with no natural boundaries (mountains, lakes, oceans) so it is sprawling in every direction.
The prices are all over the place, too. $30-80K in the low priced areas for rehabs, 4/3 homes in the burbs for $140-800K, depending on location, and 2/1 rehabs in the nice intown neighborhoods for $350K.
There are lots of realtors that work with investors, it just depends on which area and what type of deal you focus on.
I love Atlanta, golfing in shorts in February and November, a couple hours from the 'mountains' (really just big hills), and some nice, big lakes all around.

I was also considering the same a few years back. All of my friends have moved and they love it. I just haven't made the decision. Their circumstances are a little different from mine of course, i.e. children etc.
I visit every year in September and I never want to come home. I would like to invest in the properties in that state as well. Any information would be great.
