Another Newbie Looking For Advice

I am looking to get started in REI. I've read one book thus far which suggested buying wholesale, and holding for long term passive income. The book suggests that flipping the property is speculative and does not recommend it. All I can say, is that I want to generate passive income thus the reason I bought the book. However that passive income comes to pass is open for suggestion. After reading this book, I still feel like I need more guidance before I take the leap. Can any of you suggest some other sources I can check out that are taylored to generating a positive passive cash flow? Also, I am unfamiliar with the term "bird dogging" can someone define what this is for me?

    I found that I gained a huge deal of knowledge from reading any REI book I could get my hands on. Talking to other investors and people in the industry is a good thing. Join a real estate investment club in your area to surround yourself with people who have experience with the ups and downs and the ins and outs of the real estate market.

    Birddogging is finding leads for other investors. IF they close on a lead you provide them, they will pay you. The going rate is $500-1000 per lead.
