Another Legals And Commercial Site
Has anyone ran into another site that has more advanced groups on commercial RE, and legal issues?
Thanks

Not a group, but more of an educational web site is the ICLE (Illinois Continuing Legal education) - for Illinois attorneys. They offer courses and materials on any legal matter you would be interested in. Say you want to delve in to foreclosure laws and procedures - they have courses on that, or probates or what not. The material is very well organized and well worth the money.
But it is not a discussion forum.
Nowadays, loopnet has a forum, trulia , .... Some of them are in blog format.
And do not overlook the local commercial broker forums. They do meet occasionally and offer reasonably priced courses on any matter of interest.
Forgot to mention that MIT posts all their course materials (including on real estate) online for free. Again, not a discussion group but informational and educational.
I am also looking for creating an income from outdoor advertising . From little reserch I did , I understand just like any other construction I may have to go through process of getting permit, designing and constructing framing and usable ad space( surface) . And then the advertising people will only rent it either for themselves to sell to the businesses with profit. or sell for a commission. .
Clear Channel, got back to me and liked my site.
I will post back as more specifics of the deal are disclossed.
What I proposed, was a simple ground lease where, they build, operate and rent the BB, and just send a monthly check.
If you decide to operate it yourself you can make probably a lot more money. Even in a down economy (with fewer advertising dollars for off-line advertising) billboards can be profitable.
If you use an agency they would charge around 16% of whatever you receive as long as you receive it.
I though going to clear channel, etc. was direct and no agent involved?
The 16% is the ad agency that finds the advertiser. Owner still needs to find someone to produce, hang the sheet and keep an eye on them. Agency only gets paid as long as the advertiser pays.
