hibby...does it matter if i assign the contract and i was the orignal buyer that was on the contract? would the bank get mad if they see if i assign the contract and got a fee for it? or just do a double close and use the end buyer funds to close the deal?
yes i have heard that some banks will kill the deal for that, or even because of minimal down payment amounts. its very strange what some of them will do, but in most cases they just want there money. in our last deal we had our personal names on the purchase agreement and our company names on the final/preliminary hud and they didnt say anything.
Most banks don't care. However it gives you a LOT more options if you can assign it and have your buyer close the deal.
