Is there a common practice amoung communication companies as to how they aquire land for Cell Towers? Do companies rent/lease or buy land when building a new tower?

With my past experience at various banks as a commercial loan officer, I found myself approving sub-lease transactions and non-disturbance agreements for the cell towers that were being placed on the roof tops of many of the commercial properties my banks financed. There is a company out of Frederick, MD that installs and manages all of the cell towers for Verizon and Nextell, I believe...but, I cannot recall the name.
Anyway, they usually know where they need additional coverage and have a plan in place to locate by contacting the local property owners.
