I have a chance to obtain, a mobile home on seller finance .the mobile no/land personal prop. the home is 2 years old for eactly what they owe ,$480.per month no credit no $$ down.
Is it possiable for me to except this, and resale same terms but maybe $2500.00 dn and me out .If not could i
lease the whole 218 payments for $580
and 2500 dn . I have actually found 2 other sellers willing to let me do this .What contracts do i need; ive found a 100 differant types of contracts any help is appreciated

    Be carefull. The guys that are selling them would ask more of they thought they could get it. Other buyers looking are seeing the same ads you are seeing at the same time. Maybe place an ad to find the buyer before you agree to buy the property.

    If your clearing 100 bucks every month from it as a rental, that's great, but please, please, please be sure you have considered all of your other expenses like taxes and insurance, both of which are going to be higher than they are now after it becomes investment property. That's the tip of the iceberg. Be sure to get your numbers in order before you make any decisions. Zach

    Many issues
    Is there a prepayment penalty - if so you wont be able to refinance it for 4 years without paying a lot
    Is there a DOS - if so mobile home lenders may not be as forgiving as house lenders
    Will the park allow you to rent it out - many parks will not
    Will the park let you live there if you dont own - again many will not
    Have you asked the existing owner why he doesnt just rent it out to someone else?
    What did he say?
    There is a reason the existing owner wants to walk away with nothing - its worth nothing. - or maybe less.
