Airtight Lease Please
i will be becoming a new landlord soon. could sum experience landlords give me a few must haves to have in my rental agreement. i know it can differ from state 2 state but i could at least run the idea past my attorney who will be making the contract for me.
Learn the legal system. I do my own evictions. I think it cost $170 for the filing and sherriff where I live. You can usually buy a evicition package at a staples type store that has everything explained.
I have the Nolo book also. I thought the lease in it was pretty basic. I would see if your Real Estate Agent has one which covers everything you need.

I use the lease my agent gave me exclusively. It is from the association of realtors and covers pretty much everything. The nolo book from previous posts is a great starting point. I used this book when I became a new landlord and still use it. I also used the book to create the move in letter which I also added some clauses to cover other things that I wanted to cover which the lease does not. Good Luck!!
