Air Conditioning Water Damage
Hey Guys,
This is my first deal. I want to purchase a condo for quick flip. The owner says there was some minor water damage from the airconditioner. The leak is at the top corner of the wall. ( 1 level condo).
Should I steer clear? Can this be fixed with a little plaster & paint? Does anyone have any good suggestions?

Fix the AC first.
It sounds like the condensation pan over flowed with water, then onto the ceiling. There should be a drain line to prevent this as well as a float cut off switch as a back up.
Most local codes state you have to have one or the other.
It is best to have both. Usually insuation get into the pan and then ends up blocking the drain line.
To answer the second question.............it is an easy fix.
