Agent's Comission

If you are signed with a real estate agent, and you yourself come across a person who will pay cash for your property, they approach, do you still owe the agent their comission?

    It depends on the provisions of your listing contract. If it is an exclusive right to sell listing, however, then you would still owe a commission to your listing agent if a buyer approaches you directly. How did the buyer find out your property was for sale?

    The buyer sent out letters to all owners in our condo complex. So by chance, we are in the process of putting in an offer for another larger unit in this complex, and would have to sell our unit. The agent who put in the offer for this larger unit, is the same one who would sell/list our unit; But, we have not signed a contract to sell/list our unit yet. Our unit is not on the market.
