Agency Law In Maryland

Dear all,

My husband and I are thinking of moving to Baltimore in the near future. We have been working with a realtor but we would like to try other agents in order to improve our chances of finding a suitable property soon. However, it has brought to my attention that agency law is very strictly enforced in Maryland. That is, if I'm working with a real estate agency I cannot actively pursue any leads with other agencies. Some agencies have actually sued their clients who have done this. Any thoughts or comments? By the way, if any of you know of any properties for sale for under $100k in the Patterson Park area, I would be interested in talking to you. Please do not send private messages, as I do not have a paid membership as of this date.

    If you are happy with your agent keep working with him or her. They all have access to MLS.

    You can talk to as many agents as you'd like, just make it clear to all of them that you're shopping, and NOT hiring him/her to do anything.

    After all, every listing agent is already the agent for the seller & you have no obligation to any agent until & unless you do so commit, in writing.

    Once you do find an agent you like and trust and with whom you can develop a real rapport, you'll probably want to hire her then.

    This decision should cost you nothing, because your agent would then split the commission with the listing agent.
