Add A Name To A Deed?

My dad wants to add my name to a deed. I understand a Quit Claim is best way...?
Is there some legal way to language the deed?

Most deeds show some consideration for the conveyance, Should there be a consideration shown to make it legal? He will be keeping his name on the deed, he wants to make sure I am the co- owner of the property...

In the event of death does the property go the heirs or to the other person?

    I was going to ask the same thing. I am in FL and Let me start off by saying, what I did was foolish because I have no protection in this setup, as it stands. Ok, now that i have that out of the way, here is my predicament!

    At the time a friend of mine and I got a house together as a rental property. Due to some credit issues on my part at the time we decided that it would be best for her to do the financing to get a better rate. Now we are planning on selling and my name is not on the title. How do I get my name on the title so that when we sell it, we can both split our profits and put them in individual 1031 exchanges?
