Acquiring Month-to-month Prop. W/ Tenant
Have taken over a property with a month-to-month tenant. State of Georgia. I will tell him to sign a lease with me or vactate. What sort of notice must I give?

30 day notice I think in every state but don't hold me to it.
In georgia, with month-to-month, the landlord has to give 60 days notice. The tenant only has to give 30.

You might look more closely at the law in GA. Here we also must give a 60 day notice but only to tenants who have been occupying for a year or more. For those with less than a year only 30 days notice is required.
Why don't you talk with him to see if he is willing to sign a lease? If he says yes, then there is no need for any notice. If he says no and you ask why, maybe he will tell you he is leaving the area in 8 months and you won't have to deal with the expense of a turnover until then. You might ask the previous owner if he was a good tenant. If it were I me, I would want to learn more before terminating tenancy.
