Accurate Property Value
I've noticed that some county auditors list 2 property values, one is an appraised value and the other is an asessed value, others will list a FMV? Which is an accurate picture of how much the home is worth? I'd like to start making offers, but also need a real value attatche to the home I'm buying.

Most likely, none of them are accurate. The thing that determines FMV best is what someone would be willing to pay for it today. Therefore comps of recent sales in close proximity of like properties, in similar condition is the best indicator of FMV today, not a county website with old information. Real Estate Agents should be able to provide you with some current information.
