Access To MLS
I have heard people hint at getting access to MLS thru thier realtor or title co. Is this really possible? I would much rather have the access myself instead of calling my realtor connection for everything. She said she didnt know how to give me access because itis downloaded on her computer (i dont believe her LOL). If it is possible to get access, please let me know.
I might just have to make a deal with a realtor who will let me use their code (if there is one). I have no problems using a realtor to do my closings and sell property, so they will still make $$ from me.
I like to find them right when i want to, not when they send it to me.
Access to the MLS is for Realtors only. Giving out the code and password is grounds for losing their license.Some companies will give you access via their web site but this just gives you general info and usually just their listings,no "insider Info". Find a good agent who deals with investors,do drive by's and only ask to see properties you are truly interested in and can afford i.e. pre approval from mrtg co if your using one. Time should equal money,please don't waste peoples time. I'm a licensed Realtor in NJ.
Yes MLS access if for Realtors only. Any agent who gives their access code out is in for hefty fines and possible license suspension. I doubt you will offer enough money to make it worth any realtor risking this happening to them. There are services that will put your listing on the MLS for you for only a 2% commission. And by the way our MLS is loaded onto our computers so access for a non realtor is not an option. I'm a licensed realtor in Pennsylvania.
so i guess she was telling the truth . we have a good deal going. Anything i sell goes through her ( i havnt made a sell yet but i have a few in the works, i just have to take the next step) I dont mind others making money. Having a good TEAM is what im aiming for. A good realtor or 2 as a resource, a list of investors and 1 or 2 hard money lenders. So long as I get what im looking for in the deal it doesnt matter to me how much the others make. Heck I hope they make more than me. Greed is not in me, but i have found out pretty quick that there are a LOT of greedy people in this biz in my short time researching.
Property appraisers also have access, I buddied up with one to get my MLS access =)

Hi! I'm a realtor in MD. Just curious what you mean by downloading mls to your computer?
Another reason I never give out my MLS password is that it costs me plenty of money for this info; why should I give it away when there is no guarantee of a sale? Case in point: Back when the MLS was in books, I caught a neighbor in my office building stealing my just dropped off MLS book. I was not happy but tried to make a joke of it by saying " I guess it is ok, as long as you buy a house from me." Her immediate response was that when she found a house in my MLS book she was buying through Century-21, (not my company!)
yeah im an investor way before an agent but saving 3% on every deal adds up. We buy and sell millions in property each year. only problem is other agents dont like to share info with all investors/agents.
The MLS is the place to sell at full retail; you get plenty of exposure. It is tougher to find an underpriced house on the MLS but it can be done. One broker in my area buys a few on the MLS, rehabs and sells; I am left thinking.."How did I miss that one?" Typing on the computer too much! With instant MLS internet information, and with all the investors with the MLS password I have no advantage in finding buys on the MLS and rarely do. When HUD went on the internet and in the MLS, that hurt me and my list of investor customers. It became so much easier to find and buy a HUD home (just a few clicks on a computer) and competition and prices increased greatly. The internet MLS has increased the pace and fueled the increase in prices in the real estate market.
The MLS is not the first place I look to buy; it is the first place I go to sell.

I did the same thing years ago with my California RE license.
If you want to play with full retail prices, then use Realtors and the MLS.
If you want to be an investor and deal with sellers and wholesale prices then get out of the box.

In the short time i have tried investing, you are correct. MLS is good for some things but.......the best deals are to be found elswhere. I;l still try and use some mls though
Most MLS Realtor listing ends up on this site, but you have to do your phone work by calling each office to obtain more info. on the property, or you might then want to pass your selection of properties to your realtor for research and viewing. From listening to you guys I’m not in the minority when using MLS to locate wholesale props. I’m sure if I monitored MLS more closely I would probably find some deals but I think I would starve solely depending on MLS. But the gurus that teach Wholesaling say it can be done. I think this may have been the case before MLS was available via the net, which allowed any Tom, Dick, or 205JUNKERS to view listed props.

The MLS that every tom dick and harry gets is not the same as what the realtors get. The MLS is the best measure of what is going on in your area. You can watch what is happing in YOUR market. for instance i just whent up on a listing i own by $50,000 because of what the competion has been doing.(going up on list prices) everyday people in our market figure, what the hell it hasnt sold yet and more time has passed lets go up!
Some Realtors have assistants. Sometimes the assistants need to work from their home. Realtors are allowed to send their assistants for MLS computer training and then give them access to their computer passwords. Since a Realtor pays for access time, they must control who is online. But some will make arrangements for investors (especially those who send listings their way), especially if they "pick up the tab" for MLS computer charges.
for anyone trying to save 3% commission on selling a house without become a realtor here is what i recommend. find a realtor in your area that has a flat listing fee. in my area it cost 395.00. you send them the picture and description and they will list it on the mls. you offer whatever commission you want. i do 3% to the buyers agent because this is what they will get anyway. i have seen everything from 1-3% offered. put a lock bock on it and let them do there job. good luck.
