Thanks for all your help, I have just closed a Lease option deal turned subject to deal and now have a buyer/resident approved for their mortgage in two (2) months time.

I bought the house, for $58K and
selling it for $76K... I know this isn't a lot being used to foreclosure deals --- this was not one of them, I managed a small profit in ONLY 3 months"
