A Little Confused Here.....

I've been making calls most of the day from newspaper ads...The thing I'm runnin into is that most of the ads that have "rent to own, lease w/option to buy, etc are most owned by other investors..how is this beneficial unless I run into actual owners the non-investor type??

Pardon me, I'm still very very new to all this stuff.

    You need to talk with those pesky investors. They may have advice, other properties, contacts, etc that you can gleen off of them. I've found honesty to be the best policy, if you are new, tell them and get their advice. Some investors may still have a good deal for you. Investors can become "don't wanters" as well smile

    I agree. The best way to find out if they are investors or not is to say, "I'm calling about your house for sale." If they ask which one, you'll know they are an investor. Then explain you are new and trying to get in the business.

    Well they are, in fact, investors that have multiple properties. So what would the advantage be than...hypthetical..ok say if I made a call to an ad that advertised "rent to own..etc" I discover that the person on the other end is an seller/investor with several or just one property. I provide this lead to my investor who's looking for lease options...does my investor now find a tenant/buyer? It just seems that it's not necessary for my investor to enter the picture if the seller/investor is getting his own tenant/buyer leads by running an ad. I hope I'm making sense.

    Your best deals will be from Sellers who need debt relief but who would not have considered a L/O until properly presented with the idea by a knowledgeable professional trying to help them--someone like you.

    most "rent to own" adds are investors. thats the add i use to sell my l/o's. when i'm looking for a add deal i advertise "i buy homes"........km

    they are simple and basic. several others in my area use the same adds but it works for me......km
