A Huge Thank You!! (and A Tiny Recap Question?)

I just wanted to thank everyone who posted with advice. The response was overwhelming which led to this email. I had to go to work 1-10 today and just now got to read the replys. To everyone thank you for the reading suggestions and encouragement. Now to recap some advice I've already learned and if I've misunderstood please jump in and let me know. smile

1. I plan to keep my job its good benefits and money (My college debt is 50,000 alone) I don't pay rent now to my parents but there isn't anything left over each month to pay plus my hours are different everyday so a second job is out of the question except for rein.

2. Go to the library and check out all the free info on rein i can get my hands on and when i feel comfortable with all the concepts and know the pitfalls of others then I dive in.

I need to cruise the neighborhoods around town and find vacant or slightly rundown properties, go to court house find title information and contact owners with an offer to buy contingent on buyers approval then place an ad for the property as a handyman special take offers and accept one that will give me at least $5k-$10k and $20k for rehabber once completed. ask if he has secured financing if so set closing in 15 days, do a simoultanous closing at the title company so rehabbers money ends up paying sellers profit and cutting me a check for my fee without me losing anything other than earnest money if the rehabber walks because I put a buyers approval clause in the contract which I had a real estate attorney draw up so i keep from paying realtors fees correct???

3. apply profits to my loans to improve debt ratio and allow savings to assets so after a few flips i can rehab with subs myself and make $20 or more per deal on my own. smile

and my little question, where can i get the earnest money from and typically how much earnest money is required?
