811 And A Half ?

Yeah guys and gals,
Im really new to the game and I saw a good property that looks in good (more like potentially good) shape and is extermely cheap too me (35000). The problem is its address it 811 and a half. I have never seen a half number on a single family house. Its probaly sharing a lot or something but I am not sure. I cant find its tax apprasial online so I dont know what to look for. Also, I called the real estate agent and he just told me that it was a rent property and that the area could be zoned for commercial use. Any info at all would be wonderful.

Sounds like a lot was split. Go to the Hall of Records or whatever, look at the map itself., Then go to the Tax Office and look at their map and you will see the split. If it is there. It just might be a multiple on a bigger lot .

As to its zoning. go check it out at Zoning Office. Then if you really want to play big time check Planning and see if it is Commercial Zoned or if it is contemplated. Talk to one of the Junior Planning Geeks, you know one that pants over metes and bounds, flips out over split use of single structure. Etc. Etc. get to know him buy him a Coke, no the kind you drink! See what is happening. Then turn on your inhead computer and figure out a move.

    Its fun. Lucius 8-) 8-)

Write down the address and call the county recorders office. Better yet, go there yourself. They'll have the answers.

I have seen "half" addresses. Most of the time it's just another number.
