$7.5mm SFR Question...

I live in NC, got a lead on a SFR in GA appraised for 7.5mm in 2004. I contacted the gal and it turns out that she has a RE broker associate that has the listing on this property for 5mm.
The first time I talked to her, I got the impression she had a contract on it, so I told my partner, a NC broker. He tells me he has a party that might be interested in the property.
She wants me to pay her 1% of the sales price. I realize the broker on her side can't legally pay her, and my partner can't legally pay me a commission.
Any ideas on how everyone involved can make something on this? All help is greatly appreciated.

    Why can you not put the house under contract, sell the house to you investor and do an open title close?
