65% Ltv Hardmoney Needed- Washington State $550k

I'm consulting on a purchase for my client on a nearly 40 acre horse ranch with many outbuilding, large home, and turnkey horse ranch.     OK - easy to do sounds good - the thing is - when it is laid out like this it does in fact work out to be 100% CLTV.... and appartently a problem.

    If you can find a way to assist, that would be great... a lender, an idea to package it?
