Virginia Loan . 525 FICO , but no collections no late pays, just a high debt balance .

Any ideas?

    Glad to meet you.

    Actually you should be concerned because in Ooltewah,TN the lenders call the loans due 80% of the time.

    If you are asking what is the difference between Subject To and Assuming Existing Loans, then you really need to read some more as this is a basic as it gets for any creative investor.

    These people that tell you that it happens about 50% of the time I am sure are investors who are doing deals presently and this is how they based their information along with some documentation to prove their statements.

    If the idea scares you then I will tell you the chances of you starting are slim to none, so best leave it alone and find an investing avenue that suits your personality best.

    My point, if it happens 50% -80% of the time like your local experts tell you why would you want to do Subject To deals and if it did,what happens is you will lose money..

    Losing money just makes common sense in your senerio you do not neeed a mathematical calculator to figue this one out.
