Have anyone had a title company unfamilar with assignment fees. They told me they could not pay me because I was not a real estate agent. IS THAT TRUE!

My title company puts assignment fees on the HUD1.
Sorry, I sent too soon. You are a principle in the transaction and not just faciliating a transaction. A principle is allowed to profit without being a realtor.

What a moron, who would do this so blatantly and not expect to get caught. There are better ways to get cash back at closing.

I have a friend who sells most of his properties on Agreement for Deed. Maybe this would work for you.
How does that work and how do I protect myself from non-payment? I really want to wash my hands of this property, get my equity out, and start over elsewhere.
But I really want to get totally out of this house - rent-to-own and Lease/Purchase both involve me collecting payments over time and continuing to make payments on current mortgages. I just want everything in a lump sum in 30 days or so.
? What have you done to make the property worth top dollar in a marginal area
you may have to 2nd a part of it to get most of it. better to sell at 69 and carry 10 than hold and carry it all.

Get a mortgage guy to give you apps, to have any interested party fill them out and give it to the mortgage guy so you dont have to waste your time. Make sure they can lend as low as 600 fico with 100% financing.
Then throw it on www.craigslist.com too
