$250 Too Much To Run A Title Search?

Ok, I've found a title company that'll can handle double closings. However they said to run a title search it'll run $250 which sounded a bit high. I thought it was closer to $150 or so, is this right?

    Hi,

    I'm from Baltimore, MD.
    It costs me 150 for an abstractor to look at liens against the property from the local and state level, and ~75 to look at federal liens from Chicago Title. This is for when I want to check on liens against a property for sub2.
    When a title company does that, they need to make a profit, so that's probably why they're charging 250. This is what I've had title companies charge me when I went to settlement.

    Are they also doing settlement? or do you just want to check the title and take it sub2?

    Just checking title, I want to wholesale this property. So if $250 isn't unreasonable I may go ahead and do it. Thanks.

    In ill. It usually costs us $35.00 to get a property report. That will show all liens against property. Tax certs usually run $62.00.

    Alot of times people will give you prices for everything. Be sure you are specific about what you need.

    You are a girl and, yes this is important, also, you give the title company a lot of business. I know I saw all of your stuff when we had the worlds longest posting a little while ago. You are what is described in Title Circles as a hot (number) er a prospect?

    I too, like most persons playing in the dirt, have established relationships with the title company and I can get a prelim for free. If I need a special run, like a night courthouse search for some little lien that may have popped during the prior day, I do pay a small fee but it is normaly posted as a credit on my bill against some future Title Insurance Policy. I do on occasion act as Trustee and as such I always work with a specific title company.

    Some of my online services I use when running simple defaults like Retran for my area gives me so much that I do not have to run. Once I know the position of all Trust Deeds and how title was past by Grant Deed or Quit Claim or in some cases a friendly handshake.

    God I hate that. I wish I had a nickel for every failed title transfer that I have blessed and legititimized.

    I think the one that the Executive acting in a Probate, failed to record and then lost, now that was a goody, but we replaced and explained to the title company. The Attorney was an idiot, took a statement from the attorney. Made him write it out in longhand, and the Arb. Officer at the Title Company wrote the policy.

    In consideration of keeping our mouths shut we all had dinner at the attorney's expense at the Friars Club. We locked the attorney in the mens room and slipped the check under the door to him. Now that was a fun time.

    The answer, call a title company, have them assign to you a representative and make sure she or he or here in Calif., it, gets credit for all your business. Then they will be inclined to do small favors.

    There now the secret is out one person scratches the others back. It was ever so.
