I am currently looking at a couple of properties in the 200K range. One is a 2-flat and one is SFH. Which would have more potential for positive cash flow?
You need to do the calculations for both to make a comparison. Most likely the 2-flat will produce more cash flow, but you need to do a proforma calculation yourself. You will need the rents from the 2-flat and a comparison of comparable rental SFRs for the SFR if it is not rented.
