I would issue a judgement on the tenant prior to the closing because whether you own the building or you sell it the tenant will still have on their credit report a judgement to pay you. Did you already sell or getting ready to sell? I a little confused? I think you can still go to court after the closing but it would be more effective before you close. Also sometimes the tenant does not understand that evn if you sell the building he still is obligated to pay YOU what he owes you. That does not go away. Good Luck hope this helps

Escrow closes either wednesday or thursday of this week. Property is pretty much sold
