To tell you the truth, you should definitely consult your attorney about keeping his personal items. In NJ, if that tenant ever came back and you were holding his things as collateral, you would have to give them back without collecting anything. Again, it depends on the local laws, etc!

Gosh! This dude was the tenant from hell. If I were you I'd keep my mouth shut, go sell the guns and try to make up for the 3K he owes you.
Being me, I'd also probably take him to small claims court to try and recover the 3K in addition to damages. Talk about deadbeat!
