1 Fam's Vs. 2+ Fams. Is It Just As Easy?

Hi,
While this may be different from region to region, is it better to stick to multi-fams when buying for rental purposes?
Or is it just as easy to rent out a 1 fam home? (assuming that the rent for 3 br house is about the same for 3 br apt).

    Here is what I've found in Atlanta.

    A 2 or 3 bedroom home in 120-150 range is very hard to rent. The mortgage ends up around 1100 and most people can get an 3 or 4 bd apartment for the same amount.

    So, if you can split the 2 bd into 2, 1 bd homes then you can rent each side for $700 and come out ahead.
